Understanding all your conveyancing costs – a simple guide

When you are buying or selling a property, you will know that budgeting is crucial. In addition to conveyancing fees there are several other important costs to consider. Read our quick checklist to help you with your budget planning.

Costs when buying a property

Your solicitor/conveyancer – We will carry out all the legal work for you. Our quotation is free and provides a full breakdown of our fees and all necessary disbursements we pay on your behalf.

Mortgage lender fees – Your lender may charge a booking fee, arrangement fee, and/or valuation fee.

Stamp Duty Land Tax (SDLT) – This is a government tax on property or land purchases over a certain price.

Surveyor Fees – While not always required, it is a wise investment to detect any potential structural issues with the property before you buy.

Removal company – This is a key part of your move day and should be included in your budget.

Costs when selling a property

Your solicitor/conveyancer – We will manage all the legal aspects of your sale. Our conveyancing quotation is free and will include any disbursements required by third parties.

Estate agent’s fees – If you use an estate agent to sell your property, they will charge a fee, usually a percentage of the sale price.

Energy Performance Certificate (EPC) – You must provide a valid EPC for your property, which assesses its energy efficiency.

Capital Gains Tax (CGT) – If the property you are selling is not your primary residence, you may be liable to pay CGT on any profit you make from the sale.

Removal Costs – Remember to factor in the cost of hiring a removal company to make your move as smooth as possible.
