Buying or selling your property? Need to organise a lease extension? Looking for a conveyancing solicitor?

Our approach to conveyancing

We appreciate that every transaction is different and therefore we do not adopt a standard approach. We also understand that buying or selling a property can be stressful.  Our team has a wealth of knowledge and experience in residential property and we will work to find the approach that’s right for you.  We provide a personal service with clear, jargon free advice and will ensure you are regularly updated throughout the transaction.

When you choose us to act on your behalf, you will be allocated a fee earner from our conveyancing team in Hitchin or Welwyn Garden City.  Your personal contact will deal with your transaction and keep in direct contact with you throughout the entire process. Our fee earners are supported by an experienced team who will be able to assist you, should your personal contact be unavailable.

We pride ourselves on providing you with the same level of service regardless of the value of your transaction.

We have the ability and experience to manage all aspects of your transaction from start to finish – giving you a total conveyancing service.

The cost of conveyancing

Purchasing a property is likely to be the single biggest transaction you will make in your lifetime. We believe that you should not take any risks with the quality of advice you will receive on the most valuable and important asset you will ever own.

Whether you are purchasing a flat or a house or seeking to extend your lease, we are always transparent and open with our costs from the outset.  We will give you a full breakdown of the costs involved when you first make contact with us.  We do not hide costs in small print and will not surprise you with any add on costs during the transaction (subject to any unforeseen issues during the transaction).  Beware of some of the so called “cheap conveyancing” deals. We have been instructed on many occasions to resolve situations that have been outside the scope and expertise of such companies.  That’s why we do not price match in these situations; instead we rely on our customer service and experience to meet all your conveyancing needs.

We act on your behalf as an independent advisor and we do not pay referral fees to estate agents or financial advisors.

Extending your lease or leasehold enfranchisement

If you have a property with an unexpired lease term of less than 80 years you should look to extend your lease at the earliest opportunity.  If you intend to sell or re-mortgage the property in the near future a potential buyer or lender may  insist that you extend the lease on or before completion.

You can follow the statutory or non-statutory route to extend your lease.  We will provide you with the right guidance which route is most suitable and ensure you are fully informed about each step of the process.
